OUR BUYER PROCESS

  • A brief meeting in person, over the phone or virtually to discuss your purchasing goals. Let’s unpack your wants and needs together and begin envisioning a game plan. We can also make referrals to trusted partners who can assist you with legal and financial aspects of real estate transactions.

  • A talk with mortgage brokers or the bank will help to determine the validity of the game plan. If you are a first-time home buyer this will be critical in determining what you are able to afford. If you already own a home but need to sell in order to purchase a new home, you may be subject to mortgage penalties and fees, check with your lender. If purchasing as an investment, be sure to discuss with lenders how they weigh rental income and return on investment.

  • Once lenders have provided a clear financial framework we can develop a pricing strategy to accommodate. We start thinking of how to balance purchasing needs such as size and location with the budget. Benjamins Realty will likely have specific target locations to recommend for consideration.

  • Here is where the fun begins. Benjamins Realty will set up a personal client portal highlighting properties of interest the day they hit the market. Be the first to learn about the most in-demand listings. Once we’ve found properties of interest, join us on a private viewing of each home as we thoroughly inspect the property for points of value and disrepair.

  • You’ve found a property and feel ready to move forward, even the most seasoned buyers feel excited. Benjamins Realty will utilize in-depth market research to help you determine a fair value for the property based on what other buyers have already paid for similar homes, we also weigh how many people may be competing for the property. Leverage our 40+ years of experience negotiating in the local market to land the best deal possible.

  • Congratulations! You’ll receive a phone call from us with the good news but our job doesn’t stop there. Whether it's referrals to legal professionals for closing or a connection to contractors for potential touch-ups or updates, we will work to ensure the closing process is a smooth transition into your new property.
