Tin Roof/Asian Groceries

Odd A-frame grocery store

The innovation district in downtown Kitchener is undergoing rapid transformation. Not long ago the corner of King and Victoria was an awkward space. The derelict Kaufmann factory and neighbouring Tannery building were slowly decaying while a strange A-frame Korean grocery store made up the other side of the street. Today this important intersection looks completely different. The Tannery houses Google and other important tech businesses and the Kaufmann factory has been converted into chic condo lofts. And now, Momentum Developments is in the process of adding the next important development piece.

Victoria One by Momentum will be a mixed use condominium tower, 19 storeys high. Conceived by AB architecture, the tower looks to build on exciting 21st century design that offers floor to ceiling windows 9 to 10 feet in height. The residential units showcase modern finishing, and open concept spaces. Floor plans range in size from small studio apartments to large penthouse suites up to 2361 sq. ft. The building itself will feature a theatre room, a podium three storeys up with landscaped terrace, bicycle parking, a fitness facility and an innovative on-site car share.

Model suite

Perhaps the greatest strength of Victoria One is it’s location. Residents will be steps away from downtown night-life, eclectic restaurants, bars, theatres and the cinema. The central location provides quick access to the light rail transit line already under construction and will neighbour the future transit hub connecting the LRT with Via Rail and GO train. With expanded rail service to Toronto out of Kitchener also a part of the official transit plan of the provincial government, it’s easy to see how Victoria One and the Kitchener Waterloo region will have greater access then ever before.

Victoria One is already 90% sold. However the 19 storey tower still has units available and currently (as of the writing of this piece) 1 bedroom units are starting at $269,900 (694 sq. ft.) while 2 bedrooms + den start at $417,900 (1087 sq. ft.) Maintenance fees are projected at .34 cents per square foot and will include heat, central air, water and common area maintenance. Occupancy is expected for late 2015. Construction is moving well.
